What is net effective rent?

Net effective rent is your average monthly cost after the move-in special is baked in. Apartments in competitive Texas markets like Houston, Dallas, Austin, and San Antonio love to advertise "6 weeks free" or "2 months free" on a new lease. Net effective rent turns that special into one honest number so you can compare deals apples to apples.

The formula is simple: take the full rent for your lease term, subtract what the special is worth, then divide by your number of months. That's it. This calculator just does it faster and converts weeks to dollars correctly.

A quick example

Say a unit is listed at $1,500 a month on a 12-month lease with 6 weeks free.

One week of rent = $1,500 Γ— 12 Γ· 52 = $346
6 weeks free = $346 Γ— 6 = $2,077 off
Lease total = $18,000 βˆ’ $2,077 = $15,923
Net effective = $15,923 Γ· 12 = $1,327/mo

So that "$1,500" apartment really costs about $1,327 a month over the year. Not bad. But here's where y'all have to pay attention β€” that's the average, not necessarily what hits your bank account each month.

Upfront vs. prorated: it changes your monthly bill

Properties apply specials one of two ways, and it matters for your budget:

Upfront: your free weeks come first. You might pay little or nothing for month one, then full market rent ($1,500 in our example) every month after. Great for move-in costs, but don't let that first cheap month fool your budget.

Prorated: the discount gets spread evenly across the lease, so your monthly payment matches the net effective number the whole way through. Steadier, easier to plan around.

Neither one is a scam β€” you save the same total either way. Just ask the leasing office which one it is before you sign, so month two doesn't catch you off guard.

Watch for the flip side: ads that show the net effective price

Some listings do it backwards. The big number on the ad is the net effective rent, and the market rent β€” what you actually pay monthly β€” is higher. A "$1,327" listing might really be a $1,500 unit with 6 weeks free.

That's what the second tab on this calculator is for. Plug in the advertised number and the special, and it'll tell you the real monthly rent. Always confirm which number is on the ad before you tour. If the fine print says "net effective" or "with specials," it's the lower one.

How specials work in Austin

Austin built a massive wave of new apartments, and when supply outruns demand, renters win. Communities around the Domain, East Austin, South Congress, South Lamar, Mueller, and Riverside compete with aggressive offers β€” free weeks, waived fees, sometimes both. It's genuinely one of the best markets in Texas to be shopping with a calculator in hand.

Because specials are everywhere in Austin, the base rent matters more than ever. Two communities can advertise the same β€œ8 weeks free” and land $200 apart once you run net effective rent. And remember the renewal rule: that special disappears in year two, so if you love a spot long-term, weigh the market rent heavily.

Is net effective rent what I pay each month?

Only if the special is prorated. If it's applied upfront, you pay less at the start and full market rent after. The net effective number is your true average either way β€” use it to compare deals, and use the market rent to budget.

How do I convert weeks free into dollars?

One week of rent is your monthly rent times 12, divided by 52. So on $1,500 a month, a week is about $346. Multiply by the free weeks and that's your total discount. Some properties simplify to rent Γ· 4 β€” ask which way they calculate it.

What happens when I renew?

The special goes away. Renewal offers are based on market rent, so plan for that number from day one. If the gap between your net effective rate and market rent is huge, it may be smarter to grab a unit with a lower base rent instead.

Does using an apartment locator cost me anything?

Nope. In Texas, the property pays the locator, not you. You get someone who already knows which communities are running the best specials β€” for free. Just put your locator's name on your guest card and application so they get credited.

Which is better: 2 months free or lower base rent?

Depends on how long you're staying. Big specials win for a single lease term. Lower base rent usually wins if you plan to renew, since renewals reset to market. Run both through the calculator and compare the totals β€” and if you're staying 2+ years, weigh the renewal jump heavily.
